Welcome to Barizi. These Terms and Conditions govern your use of our turnkey apartment renovation services. By engaging our services, you agree to be bound by these terms. Please read them carefully before proceeding with any project.

1. Definitions and Interpretation

In these Terms and Conditions, unless the context otherwise requires:

  • "Company," "We," "Us," "Our" refers to Barizi, located at 42 Richmond Avenue, London, N1 0BN.
  • "Client," "You," "Your" refers to the individual or entity engaging our renovation services.
  • "Services" means turnkey apartment renovation services including but not limited to design, construction, finishing, and project management.
  • "Agreement" means the contract formed between the Company and the Client for the provision of Services.
  • "Project" refers to the specific renovation work agreed upon in the contract.

2. Acceptance of Terms

By engaging Barizi for renovation services, signing a contract, making a deposit payment, or allowing us to commence work on your property, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, you must not proceed with our services.

These terms apply to all services provided by Barizi, including consultations, design services, construction work, and any related activities. We reserve the right to update these terms at any time, and any changes will be communicated to existing clients in writing.

3. Services Provided

Barizi specializes in comprehensive turnkey apartment renovation services. Our offerings include:

  • Initial consultation and property assessment
  • Custom design and planning services
  • Complete demolition and construction work
  • Electrical, plumbing, and HVAC installations
  • Finishing work including flooring, painting, and decorating
  • Kitchen and bathroom installations
  • Project management and coordination
  • Final inspection and handover

The specific scope of services for each project will be detailed in the individual contract agreement. We commit to delivering high-quality workmanship and using materials that meet or exceed industry standards.

4. Quotations and Pricing

All quotations provided by Barizi are valid for 30 days from the date of issue unless otherwise specified. Quotations are based on the information provided by the Client and site inspections conducted by our team. Final pricing may be subject to adjustment if:

  1. Additional work is requested by the Client beyond the original scope
  2. Unforeseen structural issues or complications are discovered during the renovation
  3. Changes in material costs occur due to market fluctuations
  4. Delays caused by the Client result in extended project timelines

Any price adjustments will be communicated to the Client in writing and require approval before proceeding with the additional work.

5. Payment Terms

Payment for our services is structured as follows:

  • Initial Deposit: 30% of the total project cost is due upon contract signing to secure your booking and commence planning.
  • Progress Payments: Additional payments of 30%, 30%, and the final 10% are due at specified project milestones as outlined in your contract.
  • Final Payment: The remaining balance is due upon project completion and before final handover.

Payments must be made within 7 days of invoice date. Late payments may result in work suspension and may incur interest charges of 2% per month on outstanding balances. We accept payment via bank transfer, credit card, or other methods as agreed in the contract.

6. Project Timeline

Barizi will provide an estimated project timeline in the contract agreement. While we strive to complete all projects within the specified timeframe, delays may occur due to:

  • Unforeseen structural or technical issues
  • Delays in material delivery from suppliers
  • Weather conditions affecting construction
  • Changes requested by the Client
  • Regulatory or permit approval delays

We will notify you promptly of any anticipated delays and work diligently to minimize their impact. The Company shall not be liable for any losses or damages resulting from reasonable delays beyond our control.

7. Client Responsibilities

To ensure smooth project execution, the Client agrees to:

  • Provide accurate information about the property and any specific requirements
  • Ensure the property is accessible during agreed working hours
  • Obtain necessary permissions if the property is leased or part of a managed building
  • Remove or protect valuable items and personal belongings before work commences
  • Make timely decisions regarding design choices and material selections
  • Ensure prompt payment according to the agreed schedule
  • Provide a safe working environment free from hazardous materials

8. Changes and Variations

Any changes to the agreed scope of work must be requested in writing and approved by both parties. Change requests may affect the project timeline and cost. We will provide a written variation order detailing the impact on price and schedule before proceeding with any changes.

Minor adjustments that do not significantly affect the project scope may be accommodated at our discretion. However, substantial changes may require a formal contract amendment.

9. Warranty and Guarantees

Barizi provides a comprehensive warranty on all workmanship for a period of 12 months from the project completion date. This warranty covers defects in our work but does not extend to:

  • Normal wear and tear
  • Damage caused by misuse or negligence
  • Issues arising from Client-supplied materials
  • Problems caused by unauthorized modifications or repairs
  • Manufacturer defects in materials (covered by manufacturer warranties)

To claim under warranty, you must notify us in writing within 7 days of discovering the defect. We will assess the issue and undertake necessary repairs at no additional cost if covered under warranty.

10. Limitation of Liability

While Barizi maintains comprehensive insurance and takes all reasonable precautions, our liability is limited as follows:

The Company's total liability for any claims arising from our services shall not exceed the total contract value. We are not liable for indirect, consequential, or incidental damages including loss of use, loss of profit, or costs incurred due to project delays.

The Client is responsible for ensuring adequate insurance coverage for their property during the renovation period.

11. Cancellation and Termination

Either party may terminate the agreement under the following conditions:

Client Cancellation:

  • Cancellation before work commences: 50% of the deposit is refundable
  • Cancellation after work has started: Payment is due for all work completed plus 25% of remaining contract value

Company Termination:

We reserve the right to terminate the agreement if the Client breaches these terms, fails to make timely payments, or creates unsafe working conditions. In such cases, payment is due for all work completed to date.

12. Intellectual Property

All designs, plans, drawings, and specifications created by Barizi remain our intellectual property. The Client receives a license to use these materials solely for the specific project. Reproduction or use for other purposes requires written permission.

13. Confidentiality

Both parties agree to maintain confidentiality regarding sensitive information shared during the project. We respect your privacy and will not disclose project details without your consent, except where required by law or for legitimate business purposes such as portfolio display (with your approval).

14. Dispute Resolution

In the event of any disagreement or dispute arising from these terms or the services provided, both parties agree to first attempt resolution through good-faith negotiation. If a resolution cannot be reached within 30 days, the matter may be referred to mediation before pursuing legal action.

These Terms and Conditions are governed by the laws of England and Wales, and any legal proceedings shall be subject to the exclusive jurisdiction of the courts of England and Wales.

15. Force Majeure

Neither party shall be liable for failure to perform obligations due to circumstances beyond reasonable control, including but not limited to natural disasters, pandemics, government restrictions, labor disputes, or supplier failures. In such events, we will work with you to minimize disruption and reschedule work as soon as reasonably possible.

16. General Provisions

These Terms and Conditions constitute the entire agreement between the parties and supersede any prior understandings or agreements. If any provision is found to be unenforceable, the remaining provisions shall remain in full effect.

No waiver of any term shall be deemed a continuing waiver, and failure to enforce any right does not constitute a waiver of that right. Any notices required under these terms must be sent in writing to the addresses specified in the contract.
